MHDC is a mission-driven housing developer with a sensible approach in a caring environment for people of modest means. MHDC is becoming the premier developer and owner of affordable for-sale and rental housing opportunities primarily in rural communities, known for our open-minded approach, commitment to quality, and caring and sound passion for client and staff alike. |

MHDC began in 1977. Many community activists and residents saw a need for affordable housing opportunities and wanted to create an organization to address their community’s needs. They began humbly with an 11 unit apartment complex located in the City of Milford. Academy Apartments has done well over the years and is still a very active complex. Another earlier project was the purchase and development of Lucia Circle. MHDC developed this parcel for purchase by very low and low income households. In the early 1990’s MHDC hired their first full time staff, since then MHDC has developed over 165 rental units, including senior and family rentals. MHDC also began the first USDA Rural Development Self-Help Program in the State of Delaware and is the only organization operating this homeownership program. MHDC has created and developed over 70 Self-Help Units in Delaware. |

MHDC now employs over 13 full time employees and we are constantly growing to become more competitive in the market. There are constant pressures and barriers to affordable housing and MHDC continues to strive to provide a much needed service and opportunity. MHDC is currently operating a successful Self-Help Program, Transitional Housing Program and have many active rental complexes. |

| MHDC is positioning itself to be the preeminent developer of affordable housing opportunities in Kent and Sussex Counties. MHDC has in the pipeline to be developed over 150 additional Self-Help homes, 60 other homeownership opportunities and over 240 Senior, family and transitional housing apartments. Overall we are meeting the mission, but our work never ends and the gap of affordability remains ever so high. We must also take part in efforts to advocate for increased awareness and production of affordable housing as our communities see a shortage in such units. | |||

| We all must do our part to help our working families of modest means. If they can't afford to live here they can't afford to teach in our schools, clerk our stores, police our streets, be a part of our active communities. There are many ways to help. MHDC is a 501 (c)(3) nonprofit organization that can provide letters of receipt for donations, to include but not limited to, cash donations, volunteering professional services, land donations, and much more.
