MHDC is committed to expanding access to homeownership by providing families and individuals with the opportunity to build quality homes in rural communities across our region. Through partnerships with federal and state housing programs, MHDC helps make the dream of homeownership attainable for those who may not otherwise have access to traditional financing.
Eligibility for MHDC’s homeownership programs is based primarily on household income and is aligned with area median income (AMI) guidelines, which vary by location and household size. These guidelines ensure that resources are directed to those who need them most, including low- to moderate-income families, seniors, and individuals seeking stable, long-term housing solutions.
MHDC offers qualifying applicants access to affordable loan products, loan guarantees, and grant opportunities designed to reduce financial barriers. In many cases, participants can build new, energy-efficient single-family homes with little to no money down. Our team works closely with each homeowner throughout the entire process—from application to construction—providing guidance, support, and education every step of the way.
Through programs such as Self-Help Housing, participants may also contribute “sweat equity” by assisting in the construction of their own home alongside other families, further reducing costs and fostering a strong sense of community. The result is not just a home, but an investment in stability, independence, and a brighter future.
